Q. How do we start the home building process?

A. One of the first things you’ll want to do is to get pre-approved for a loan amount, whatever the anticipated budget is for your project. Then you’ll want to sign a construction agreement with your chosen home builder. Once you and the home builder have entered into an agreement, you are ready to start building your new home. Don’t have a home builder selected? The Jonas LaPorte construction team is ready for you!

During the construction process, the Jonas LaPorte construction team will be there to help you. From choosing kitchen cabinets, to selecting lights and fixtures, to selecting landscaping options, we work with you to ensure an easy home builder process! We keep you and the lender abreast of time tables, change orders and budgets so you’ll know at all times where you are financially. And, weather permitting, in just 90 days, you could be moving into your new Jonas home!


Q. How does construction financing work?

A. When you build a home, someone must finance all the materials and labor required to build your home. This is financing before your home is completed - and before your home mortgage can commence. This is called construction financing.

At Jonas Construction, we handle construction financing for you! Home buyers give us a down payment upon signing the construction agreement and then Jonas builds your home accordingly. When your home has been completed, we arrange closing with the title company and proceed with transferring the home into your ownership, at which time your home mortgage will begin. At closing, you as the buyer only pay the balance on the construction agreement, along with any change order fees.

Q. How much of a down payment is required?

A. At the signing of the construction agreement with your home builder, a down payment is required. This payment is determined on an individual basis. Amounts vary and are dependent upon the amount the lender pre-approves, the total anticipated cost of the home, and the finances of the buyer.


Q. What if we want to change blueprints to meet our needs?

A. Not a problem. As a custom home builder, Jonas can customize blueprints to meet the needs, tastes, desires and budget of the home buyer.


Q. After construction begins, can we make changes and/or additions to the plan?

A. In most cases, yes. Changes and additions can be made with a written and signed change order executed with the home builder. In some cases, changes may require additional costs – but Jonas will keep you informed of costs and changes requiring additional funds to avoid any surprises at closing.


Q. How long will it take to build a new home?

A. The targeted completion date is included in the Jonas Construction home builder agreement. Most Jonas homes are completed within 90 days, depending upon the size and complexity of the home -- and weather conditions during the construction period.

Many home builder companies cannot deliver a new home in ninety days! But at Jonas Construction, we are one home builder who is proud to say…WE CAN!


Q. Do you provide a warranty on new home construction?

A. Yes we do! Jonas Construction provides a limited written warranty in the construction agreement you sign with your home builder. It details warranties on all construction items according to Indiana State requirements, as well as many items beyond those requirements.

Our warranty also provides guidelines for home owners and the responsibilities that lie in implementing an ongoing maintenance plan for the new home. Most homeowners – particularly first time home buyers in Indiana – find the warranty to be very comprehensive and the plan for ongoing maintenance to be quite helpful.


Q. After our new home is completed, can we contact you, as the home builder, with any questions or problems we may encounter?

A. Absolutely! As a local LaPorte construction team, we live in the area and are always available for questions as they arise. At any given time, someone is available at job sites or at the Jonas Construction main office to assist you or answer any questions you may have.


Q. How many homes have you built?  May we contact some of your previous customers to gauge their satisfaction with your homer builder process?

A. Jonas Construction has been a residential home builder since 1973. Over the years, we have built many homes in various price ranges, sizes and architectural styles.
